There are endless amounts of variables that can occur during an eviction because of the nature of the business…Numerous people are involved from the property’s staff, owner, county clerk, county judge, county law enforcement, county marshal, et. al. And when there are numerous people, one of them is bound to be on edge about some part of the process even just simply from having a bad day.
In this article we will talk specifically about the handgun security planning piece.
First of all, it’s important to always conceal by legally getting a concealed carry permit. If you just roll up on someone with an open carry gun, that’s going to make everyone nervous, and nervous people do nervous things which is generally not good. It’s also never a good idea to intimidate people off rip…It’s only best to come on strong when it’s an absolute necessity like there’s a known fugitive or violent person inside of a property.
Your job, or our job if you choose to hire professionals…Is to reduce the variables, reduce the nerves, and get us to the next step with the least amount of drama possible. That said, here’s some practices to consider:
1. Reduce Printing
There are numerous types of conceal carry holsters from shoulder holsters, to interior of pants, to storage systems, to even just open carry holsters you can hide by wearing a jacket or a t-shirt with a built-in handgun sleeve. We advise that you feel will allow you to move the quickest in & out of a property, and also holster or un-holster the weapon the quickest in the event of an emergency, because adrenaline. Identifying the best holster type for you can take a while, and trying numerous different types of holsters. If you have a situation where police are to be called or are actively being called, it’s best to just store your weapon in your car and not holster at all. If you do this however, keep your car parked in a way that has your eyes on the tenant’s property entrances so they may not try to assault you from a blind spot.
2. Stay Detached
Being in evictions does not mean you are Batman. You should never take justice into your own hands unless your life is in danger, in that case, know your State’s Stand Your Ground-type laws to insure you do not end up catching a 25 year sentence. This is also why it’s important to video everything. Just like in Martial Arts, it is never a good idea to be the instigator, you need to be totally detached in every regard from the end result. You can still be clear about consequences for someone not paying rent or harassing someone until the eviction is completed, but don’t let dialogue take you down an unnecessary trail. Ultimately, you are there to do one job. We have all sorts of de-escalating statements that we have developed over the years to help hone that in.
3. Stay Alert
If you are calling the cops for any number of reasons during the evictions process [like even just coordinating with a Marshal to execute the writ for example], and the tenant is unstable, we advise that you park your car a few blocks away until they arrive, and just ask them to call you when they are there or nearby. Similarly, do this for squatters if you feel you need backup. If you are much more experienced, you can park closer but be aware of your surroundings entirely & do not be staring at cat videos while waiting for law enforcement.
In general, most people are reasonable, and do not want confrontation because they know they are in the wrong or they are just going through a tough time, and perhaps just don’t know how to reconcile their emotions effectively. Your job is not to be their therapist, your job is to move the process along.
If you want to get top experts to manage the eviction for you without having to think about all of the pieces like this:
Hit us up, just like…not literally across the head like one tenant tried to do one time haha (in front of cops no less!).
