In the last couple of months. We had to deal with a tenant that had over 10 years experience with evictions in a local Metro Atlanta County. A pretty sad part of a career resume, indeed. Her latest property, she unfortunately stayed in for 2 years rent-free because she knew how to game the system.
We were up for the challenge.
Typically, we get cases knocked out in 30-45 days. This one took about 60, and we ended up with this testimonial from the property buyer:

There were so many dynamics in this case that I’ll more than likely do an entire video about it to try to even grasp at it but to sum it up for a brief post…Always gather evidence at every step of interaction with a tenant or even a guest that resides in your home. If someone is in your home for a few weeks, a case can be made for that being an at-will tenant. And if that guest states they have reasons to be there beyond rent, now you’re in the legal grey zone that tenants like this are ready to take advantage of due to lack of scrupules
This case had the added legal distraction of a sale being at similar timing of the eviction, although they had attempted to evict her for much longer than when the buyer got involved. The tenant tried to prove that this made grounds for self-service eviction through a utilities technicality although because that was far from the reality. The court hearing itself was, as you can imagine, even more theatrical than her excuses to try and stay.
This particular case was also thrown off by 2 Judges that surprisingly were acting with surprisingly strong bias against the owner, to the point to where we had to get the Chief Judge involved. They must’ve had to deal with a lot of appeals recently to be sooooo terrified of the tenant. And yet, through enough aggressive persistence, we were able to get the job done.
